Ultimate Goal

Reduce your property's market value, which is the 1st step in reducing your potential property tax obligation.  

Client Representation

We primarily represent the actual owner of the property, however, in some situations in which a property is being leased we can represent the party that may be leasing the property if such party may be responsible for paying the property taxes as part of a lease agreement.   In either situation, our fiduciary relationship is to our Client.

Though our main focus is commercial properties, we have successfully represented Property Owners for most types of real property.  This has included a wide variety of commercial, industrial, residential, multi-family, special use & land properties,

Our primary focus is within the Central Texas market area, including McLennan County & Bell County, with our primary office being located in Waco, TX.   We have additionally helped Clients with properties located throughout Texas including the DFW, Austin & Houston market areas.  

What we do after a Client has engaged us to represent them

  1. Manage the property tax protest process on your behalf from start to finish.
  2. Respond to all Appraisal District communications during the property tax protest process.
  3. File any applicable "Notice of Protest" for your property.
  4. Analyze your property(s) to determine the best means by which to work through the property tax protest process.
  5. Analyze the value of your property, which may include both market & equity analysis work.
  6. Review & analyze evidence packages provided by the Appraisal District. 
  7. Attend appropriate meetings with Appraisal District Staff.
  8. Attend applicable Appraisal Review Board (ARB) Hearings.
  9. If necessary, continue the property tax protest through the process of Arbitration.

Though this can vary for each County Appraisal District, the initial valuation notice for your property should typically be received in the mail any time after April 1st of the current tax year.


Absolutely!  Whether or not the value increase is valid or not, if a protest is not filed there will not be an opportunity to lower the property's taxable value for the current tax year.  If the value is not lowered, you will more than likely incur property taxes for the current tax year that could be higher than the prior tax year.  Since an Appraisal District or Appraisal Review Board (ARB) will typically not raise the value noted in the current year's initial "Notice of Appraised Value", there is no real downside, if any, for a property tax value protest being filed.  


Depending on the property and situation, our fees can vary.  A majority of our services are provided based on a "success fee".  If we are not successful in our efforts then you would owe us nothing.   In some situations we may charge an hourly rate.  Additionally in some cases, it may be hybrid fee that is charged.  To find out more information about fees, please contact us at (254) 776-3734 to discuss further.
